Subdivision of a residential North Shore property with two new homes

Project Overview

Our client wanted to subdivide her property and remove the existing house so she could build two new homes on the section.

The challenge of the build was that the existing house encroached on both the two new building sites.

To enable our client to continue to live in the house, while her new home was built at the back of the property, a section of the house had to be removed.

 

STAGE 1

The Concept Stage

The initial concept plan delivered a custom designed new home for the back site whilst allowing for unrestricted future development at the front of the property.

Our Approach

Prior to subdividing the land, we brought in a registered planner and architect to consult with all parties to ensure our client could build her dream home without compromising her future options.

STAGE 2

The interior and exterior fit out

Once the architectural design was approved, our award winning team of design consultants were able to add the finishing touches. They selected a range of premium plumbing fittings, flooring, tiles, a custom designed kitchen and state-of-the-art electrical fittings to suit our client’s budget and design preferences.

 

STAGE 3

The consent stage

Upon signing of the building contract, a building consent was lodged with the Auckland City Council and through our close relationship with senior Council staff, a timely consent was granted.

 

STAGE 4

Project management of the build

Throughout the build, our team regularly met with our client to incorporate any necessary changes. She was kept fully up-to-date by her Bayside project co-ordinator, with regular phone calls and on-site meetings and was able to access our project management software for day-to-day updates on the progression of the build.

STAGE 5

Completion of the build and Code of Compliance

Once the building project was completed, a Code of Compliance was obtained and our 12-month post completion customer care programme actioned, in addition to our Halo 10 year guarantee on all work and materials.

The Results

Working with the client throughout the often challenging planning process and through to the final product was a real journey. Our Leading Hand formed a close working relationship with the client, which enabled answers to questions rapidly, ensuring there were no delays in momentum. The finished home is a product we were proud to hand over to the client for their enjoyment.
